Guide for Prospective Tenants
So, you’ve found the property that ticks all the boxes and you’re looking to advance an application. What’s next?
Submitting an Application:
We will send you a request for references via our referencing partners, Goodlord, who will contact your referees to confirm the information you give us is correct. Goodlord will also perform a standard ID check (including obtaining Right to Rent documents), a credit check and will verify your address history. Once all references are checked and completed, Goodlord will tell us your application is successful and we’ll proceed to the next step. If your application is unsuccessful for any reason, we will let you know.
Successful Application:
Once you’ve passed our tenant referencing process, we’ll send you (via Goodlord) the tenancy agreement for signing and a request for payment of the first month’s rent and tenancy deposit (which will be equivalent to 5 weeks’ rent). Tenancy agreements are all signed electronically, so there’s no need to print any documents. Once documents are e-signed and monies are paid, you’ll be ready in good time to move into your new home.
Move In Day:
Now you’ve signed all necessary documents, paid your rent and deposit, received your safety certificates and Inventory Report, we’ll set up an appointment for you to come and collect your keys. On the day, you’ll be asked to bring your ID with you in order to collect your keys (as it’s a legal requirement we check your ID in person). Once ID is checked, we’ll hand over your keys and you’re ready to move in!
FAQs:
How do I pay my rent each month?
You’ll be given bank details and will need to set up a standing order to pay your rent to us on your rent due date each month. It is a tenant’s responsibility to set up their standing order.
What happens if I have a repair issue?
C&D use a maintenance reporting system called Fixflo (details will be provided on move in). Fixflo allows tenants to report maintenance to us 24 hours a day. You can provide written details of the problem, photographs were necessary and can keep in contact with both C&D and the contractor instructed to repair the issue within Fixflo.
What if I have an emergency maintenance problem?
C&D operate a 24 hour emergency maintenance line, for tenants who experience an emergency issue. Emergencies would be any issues that cause an immediate danger to anyone health and safety or would cause damage to the property if not attended to immediately.
